Rental Manager is the offline tax-and-returns ledger for owners who manage their own rentals. See whether each property is earning its keep—not just what came in this month. Track rent, expenses, mortgage payments, mileage, tenants, leases, security deposits, maintenance, vendors, and receipts in one local portfolio. PROPERTY RETURNS See cap rate, cash-on-cash return, equity, appreciation, operating expense ratio, gross rent multiplier, the 1% rule, and the cost of vacancy for each property and across the portfolio. TAX-YEAR PACKET Organize every expense onto its IRS Schedule E category. Keep depreciation, mortgage interest, capital improvements, and mileage together, then export a PDF packet for your accountant or a raw CSV for your records. LOCAL LANDLORD OPERATIONS Create rent charges automatically, record full or partial payments, follow balances and overdue rent, and generate rent receipts and tenant statements. Track security-deposit deductions and deadlines. Connect work orders, inspections, vendors, and receipts to the right property and expense. PRIVATE BY DEFAULT Everything works offline. There is no account, advertising, or cloud requirement. Your rental records stay on your device, with local backups you control.
